How we build
The same four-stage process runs on every Plinth project, design-only or design-build. What changes is who holds the contractor relationship, not the sequence, and not what you're shown along the way.
STAGE 01
Design & Approvals
Typically 6–14 weeks, depending on approval turnaround.
We take the brief from concept sketches through to full construction drawings, structural coordination, and the county physical planning approval process. For projects at a scale that triggers it, we also coordinate the NEMA environmental review. This stage sets the budget and the build sequence everything after it follows.
Sign-off
County physical planning approval; NEMA review where project scale requires it.

STAGE 02
Foundation & Structure
Typically 8–20 weeks, depending on scale and structure type.
Site mobilization, groundworks, foundation, and the structural frame: the stage where a design becomes a real building on a real plot. Our own site team runs this under an NCA-registered contractor, so design intent and site execution stay inside one chain of accountability instead of crossing a design-to-build handoff.
Sign-off
NCA-registered contractor of record; structural engineer sign-off at key pours.
What you see in the portal
Dated site photos and a milestone marked complete in the portal at each structural pour, not a verbal progress report.
STAGE 03
Finishes
Typically 8–16 weeks, depending on finish specification.
Roofing and envelope, electrical and plumbing rough-in and fit-out, and interior finishes. This is usually the stage clients engage with most directly: material choices, fittings, and finish quality decisions happen here, tracked against the baseline set in Design & Approvals.
Sign-off
Services sign-off from the relevant utility/inspection bodies as fittings are finalized.

STAGE 04
Handover
Typically 1–3 weeks for inspection and handover itself.
Final inspection, a snagging walkthrough, and formal handover of the completed building along with as-built documentation. As is standard in Kenyan construction contracts, handover opens a defects liability period (typically 6 to 12 months) during which any defects arising from construction are remedied at no extra cost. This is a standard contract term, not a specific promise made ahead of a signed agreement.
Sign-off
Joint snagging walkthrough and sign-off between client and site lead.

Final documentation set and the defects liability window tracked in the portal.
Defects liability period: standard Kenyan practice, typically 6–12 months post-handover.
